Why Maintenance Is Non-Negotiable in North Georgia
Forsyth County’s climate is demanding. Summers are long, hot, and humid. Winters are short but cold enough to stress your heating system. Your HVAC works harder here than it does in most parts of the country — and that means maintenance is not optional. A well-maintained system lasts 15+ years. A neglected one might need replacement in 8–10.
Spring Checklist (March–April) — Get Your AC Ready
- Replace the air filter (use MERV 8 or higher for Georgia pollen season)
- Clean the outdoor condenser unit — remove leaves, dirt, and debris from around and inside it
- Check refrigerant levels — have a technician inspect for leaks
- Clean the evaporator coil (indoor unit)
- Clear the condensate drain line — pour a cup of bleach solution through it to prevent algae clogs
- Test the thermostat — verify it switches to cooling mode and holds temperature
- Inspect all ductwork connections for leaks
- Check the blower motor and belt for wear
- Test starting capacitors and contactors
Fall Checklist (September–October) — Get Your Heater Ready
- Replace the air filter again — the 6-month change cycle is perfect
- Inspect the heat exchanger for cracks (a cracked exchanger can leak carbon monoxide)
- Test the furnace or heat pump in heating mode before first cold snap
- Check all burners, ignition systems, and safety switches
- Clean the flue and check for obstructions
- Test carbon monoxide detectors throughout your home
- Check duct insulation, especially in the attic
- Inspect electrical connections and tighten if needed
- Lubricate all moving parts
What You Can Do Yourself vs. What Needs a Pro
Homeowners can handle filter changes, clearing debris from outdoor units, and keeping vents unobstructed. Everything else — refrigerant checks, electrical testing, heat exchanger inspections, coil cleaning — requires a licensed NATE-certified technician. Attempting these yourself can void your warranty and create safety hazards.
